Peter Hungerford – Purchasing and Renovating Underperforming Properties

As the managing principal of PH Realty Capital LLC, Peter Hungerford leverages more than 15 years of real estate investing experience to manage a portfolio of more than 2,000 units. He specializes in acquiring underperforming properties and creating value through rehabilitation and revitalization projects. In addition, he is versed in all aspects of property ownership and management, including purchasing and financing, due diligence, bookkeeping and accounting, maintenance, and regulatory issues. Peter Hungerford and his team at PH Realty Capital also oversee all aspects of construction in-house.

Since founding PH Realty Capital in 2011, Mr. Hungerford has facilitated more than $5 billion in transactions involving distressed single-family, multi-family, and commercial real estate. He initially started buying and flipping single-family homes in New York City before switching his focus to multi-family properties. Mr. Hungerford has since purchased more than 3,500 units and acquired properties in other asset classes. In total, he has transacted more than 1 million square feet of commercial space.

As he has expanded PH Realty Capital's presence in New York City's competitive commercial real estate market, Mr. Hungerford has also grown the firm in size and scope. It now has offices in Rochester and New York City and employs more than 40 people with expertise spanning all aspects of residential property management.

Prior to founding PH Realty Capital, Mr. Hungerford led a real estate investment advisory and brokerage through which he closed more than $100 million in real estate transactions over a five-year period. He brokered more than 1,000 leases during this time.

Complementing his experience, Peter Hungerford holds master's degrees in finance and operations research from Columbia University. He also holds a bachelor of science in accounting and economics from Syracuse University's Martin J. Whitman School of Management.
